The North East in this guide means the northern beaches, a long peninsula of surf suburbs, lagoons, ridges and bushland edges. Beachside apartments and older holiday-style cottages sit near newer family homes and renovated properties on the hills behind.

What shapes plumbing here

Coastal exposure is hard on outdoor fittings, metal casings and anything with exposed screws. Hilly sites mean water pressure can vary a lot between neighbours, and stormwater needs a clear path off sloping blocks, especially during heavy rain. Some properties have been extended in stages, so pipework may include several generations of materials.

  • Check outdoor taps, hose connections and unit casings for salt damage.
  • Pressure can be high at the bottom of a slope, so ask about limiting devices.
  • Make sure downpipes and drains are not discharging toward the house.
