Plumbing in Croydon

Federation and interwar homes with gardens, a suburb where subfloor access and old hot water units tell much of the story.

Croydon is a residential inner-west suburb sitting between Ashfield and Burwood, with Croydon Park and Five Dock nearby. Its streets contain mostly Federation and interwar houses, including many Californian bungalows, on blocks that are generally more generous than in the inner suburbs closer to the city.

Gardens, subfloors and ageing units

Houses of this age commonly have a timber floor over a subfloor space. That is helpful for access, because pipework can often be reached from underneath, but it also means slow leaks can go unnoticed for a long time. Hot water units are another point of interest: in many older homes the original system was replaced years ago, and the replacement may be nearing the end of its life. Gardens add outdoor taps, irrigation lines and sometimes old stormwater arrangements that deserve a look.

  • Check subfloor spaces for damp or old repairs when it is safe to enter.
  • Look up the age on your hot water unit's compliance plate.
  • Locate and label any garden or irrigation isolation valves.
